Posted: 1 November 2024

The Ministry of Business, Innovation and Employment (MBIE) have decided to proceed with the proposed change to amend Acceptable Solution G12/AS1 to modify the reference to AS 3498.

MBIE consulted on a proposal to modify a reference to an Australian water heater safety standard (AS 3498) in G12/AS1 to delete the maximum temperature adjustment provision for temperature limited water heaters in August 2024. Read more about the consultation at the MBIE website:

The consultation followed changes introduced as part Building Code updates which came into effect in November 2023, with a one-year transition period.

We received 40 submissions on this proposal from product manufacturers, importers and suppliers, builders and plumbers, industry organisations, homeowners, building consent authorities and designers/architects.

Temperature limited water heaters meeting the requirements of AS 3498 will continue to be an acceptable hot water delivery temperature control device for meeting safe water temperature requirements, however the maximum installer temperature adjustment provision will no longer apply when using G12/AS1.

The transition period for the November 2023 Building Code updates will end on 1 November 2024. These updates amended the Acceptable Solutions and Verification Methods for clauses C, E1, F7, G12 and G13. After the transition period ends, the old versions of these documents must no longer be used. From 2 November 2024, only the most recent versions of the documents should be used.
